Roof leak detection & repair

The stain tells you where water arrived. Finding where it entered is a different task.

Use the leak history

Note whether water appears during wind-driven rain, prolonged rain or snowmelt. A stain near a chimney suggests a different investigation from dripping around a pipe or below a valley. Interior observations and safe exterior inspection work together. Flashing and penetration defects deserve particular attention.

Distinguish rain entry from interior moisture

Condensation can mimic a roof leak, especially where humid indoor air reaches cold surfaces. Wet attic materials may require assessment of ventilation, air sealing and insulation as well as the covering. Do not assume that adding sealant to the roof will resolve moisture originating inside the building.

Repair the water path

A lasting repair restores the intended laps and drainage rather than relying only on an exposed bead of sealant. The scope may involve valley repairs, damaged shingles or concealed decking. When several independent leaks appear, a broader roof assessment can help establish whether localized work is still sensible.
