Roof inspections
Understand the condition of the roof before choosing the work.

Read the roof as a connected system
A useful inspection looks beyond the broad roof surface. Edges, valleys, flashings, penetrations and outlets reveal how water moves and where it may enter. Accessible attic observations can add context. If staining is present, a focused leak investigation may be needed in addition to a general condition review.
Separate observation from certainty
Some conditions remain concealed beneath the covering or inside the assembly. Surface inspection cannot confirm every layer, fastener or patch of wet insulation. Findings should distinguish visible defects from areas needing further investigation. This matters when comparing a modest repair with a larger replacement scope.
Use the findings to set priorities
An active leak and a future maintenance item do not carry the same urgency. Organize observations by immediate water entry, developing defects and longer-term planning. After severe weather, consider storm damage assessment; for roofs without active problems, use the findings to shape a sensible maintenance plan.
