Roof replacement
Replacing a roof is the opportunity to address what lies beneath the surface, as well as the material seen from the street.

Make the decision on condition
Age provides context, but it does not describe every roof. Repeated leakage, widespread deterioration or several incompatible repair layers may make replacement more practical than continued patching. A condition assessment should identify which sections are affected and whether selective repair remains a reasonable alternative.
Define what comes off and what goes back
The scope should identify removal, disposal, underlayment, edge metal, flashings and roof penetrations—not just the visible shingles. Hidden decking repairs may become apparent only after removal. Discuss how those findings will be documented and priced, and how the exposed building will be protected while work progresses.
Choose for the next roof cycle
Compare asphalt shingles, cedar and metal roofing against pitch, weight, exposure and upkeep. Replacement is also a useful time to review attic airflow and drainage. Color samples alone cannot show how an entire assembly will perform on your building.
