Commercial roofing
For a commercial property, the roof protects more than the building. Planning has to account for the people, equipment and daily operations below it.

Let the building set the scope
A retail building, office or mixed-use property may combine pitched sections with low-slope roofing. Record roof age where known, previous repairs, deck type and rooftop equipment before choosing an approach. A roof inspection can help distinguish a localized defect from a system-wide problem.
Details at equipment and drainage
Curbs, pipe penetrations and perimeter edges deserve close attention because water and movement concentrate there. Blocked outlets can turn a modest defect into an interior leak. Review roof drainage alongside the membrane, and coordinate roofing work with equipment servicing so new work is not damaged by subsequent access.
Repair, restore or replace
A coating or restoration approach requires a compatible, sufficiently sound roof; it cannot correct wet insulation or a failing deck by itself. Compare repair limits with replacement planning, including access and disruption. EPDM, TPO, PVC and asphalt-based systems each need a suitable assembly and correctly executed details.
